Walmart isn't a power player in the fuel market. Only some stores have gas. They don't have their own distribution system in place, so they have to deal with the same regional service that ingles would have to go through. And they can only cut their price so far, to get customers in their lot to buy whatever it is they make money on. Same goes for Ingles. They will be able to compete until Walmart puts pumps into enough of their stores it makes sense to create their own distribution center

Low quality meats, produce and seafood
Store is not clean
Parking lot So big it's a struggle to get to your car.

Also, it's dropped a lot since the economy tanked. I have several clients with commercial rentals in Boone and all of them have multiple empty units and are willing to deal to fill them.

That's why I said average. There are some in the $30 range, but I wouldn't think its as common as Cynic seemed to suggest. Probably the big chains with road 321 frontage are in that neighborhood

I would say that is right for Class B properties. Prime, Class A I would think it is closer to $30. Very overpriced market in my opinion. But then again as they say in the car business, "there is an aze for every seat" :)

That's in the link I put in my post. The retail space listed ranges from $21 to $30 inside of Boone. It gets down to $15 when you get to the edge of Boone, which makes me think that Ashe is probably closer to $10 or $12.

I'm sure that supply and demand has an impact, but I also know that retail property in Sparta rents for $8 per sq.ft, where in Boone it's more like $30 per sq.ft -

Jefferson didn't have anything on their list, but I'm betting that it's closer to Sparta's rate than Boone's.
The fact that college students will pay more probably has an impact on the property values, which turns into higher retail prices.

Sorry Cynic - I believe you are wrong - It has more to do with supply and demand. The kids are wiling to pay the higher prices so the gas stations charge it.
Name another town the size of Boone that supports - two Hardees - two Bojangles and two Chic-filets. Its called demand.

It actually has more to do with real estate prices and overhead than anything else. Look at the cost of commercial real estate and average salaries in West J or Elkin, then compare it to Boone and Hillsville VA. They have to make more money to cover the increased overhead. But anyway, if the stations by Ingles are going to be like Murphy's, then you might be better off staying away. It's cheaper, but is so low quality that your gas mileage will suffer, and you'll end up paying more money in the long run.
