I have a source that tells me that one of the top 50 not paying taxes is a cult in the county. Anyone have insight on that so I dont have to dig?

You are seeing the tax value in green Joe. Also some are combined properties.

Joe, I don’t think all of those are for delinquent property taxes. For one, we would have known if the county was forclosing on delinquent property taxes. I think some of those, especially the 6 digit ones are NCRS foreclosures.

Most of the the greatest “offenders” are estate closures who died without a will and trust, and close relatives. You’d be amazed at the number of distant relatives served with notice to pay for Uncle Johnny or Aunt Edna’s estate, which is always worthless sans land, 10 plus years after.

I hate to hear that the county was so dumb, lazy, incompetent to let 50 property owners get that far behind in taxes. Remember the county can only go back 10 years

did you check out the foreclosures list at your link 7 of them are over $100,000 with some over $200,000?

Since the new tax administration starting show and tell with all the dead beat tax payers it seems we have our fair share.

Well yeah.. it seems like something should be done after a few years have passed with no efforts made to pay. I know nothing about that kind of stuff though. I just make it a point to pay my bills on time.

I wasn’t saying it was ok. I agree with what you are saying. I’ve just always liked them and hate to hear about that.

I have no sympathy for someone that has made no effort to pay their taxes for 10 years. I don’t care how sweet they are. Simply put, they are thieves. Using county resources without paying their share. If they are on hard times, there are options and programs for such things. Or they could have sold the property.

Most counties I deal with seem to pull the trigger at the 4 year mark. Now a law firm out of Asheville is doing the foreclosures for several counties. The following is a link to their firms site.

Aww.. Benny and his wife are so sweet. Hate to read that. Don’t USPS workers make really good money though?

I do think the county should forclose on anything that’s delinquent for 5 years or more, even if the county loses money in the process or not, just for the principle. Cut off the free ride for the deadbeats.

Well given the value of the property he owes approximately 2947.28 cents a year in property tax (not counting the Fire Tax and Solid Waste Disposal fee).

You add interest etc that's probably pretty close to the 10 year mark....if not past it.....

Wow so Benny McNeill the mailman for Fleetwood hasn't paid the taxes on his farm off of Idlewild. I wonder how long that has been going on to owe over $31,000 in back taxes? It sure is a nice piece of land I wonder when it will be sold at the court house.

Actually in North Carolina they can in theory start proceedings the moment it starts to accrue interest known as reaching a delinquent state.

So if you get your tax bill in August that's due in September and you fail to pay it before it starts getting interest assigned, they can start work to collecting it, though legally they first have to list it in a paper or other publication to notify of delinquency. At that point the clock starts ticking but as long as you pay the tax before the court certifies the tax auction you can redeem the property.

I think most units in North Carolina wait a couple of years before starting proceedings though some of the municipalities I think are much more strict.

Contrary to what most assume, they can’t just forclose on a property that is behind on the taxes. The property has to be behind for a set period before the process can be started. I want to say it’s something like 7 years, but I haven’t looked it up in a while. And, it may have been reduced, but, hey, it’s friday night and I’m too deep in the bourbon to want to try to look it up now. The point being though, there are limitations to what the county can do, and most delinquent properties are useless for anything except to hold the world together. It’s very likely that it could cost the county more to sell many of them than what would be recovered.

The problem blue was the old old board of clowns and the tax administrator did not want to go after dead beat tax payers. Hence the tax payers figured that out and even watched the videoed meetings and here elmer fudd try and defend not going after the dead beats and also letting every county and state dump trash in our sites. When they got rid of little and a new board came in the tax office has lit a fire under the dead beats. I for one am happy with that since mine are all paid on time.

If my name was on the list,My property would have been sold on the courthouse steps before 10 years.
