Little rob no one here is advocating paving the county and no one here is against the buying of land for protection. What we are concerned with is this land not being used to bring in tourism and replace the money lost by removing the land from the tax roles.

I say cut down every tree and pave over every bit of land in the county. Except for the Xmas trees, of course. Keep those little money machines growing.

I think more like a 1000 bucks a day lost would be more like it. Several salaries of employees.

We've beat that topic on the creeper trail to death. Not going to happen.

It's what I call raw rough land removed a good distance from a passable state road. If it had roads and utilities it would be more. $831 a day is a lot of granola bars and bottled water.

Cooper I think you are low on the value per acre, but either way its a lot of money to lose for the county. Compound that up with the crops of timber and trees lost also.

your right cooper the hikers and hunters who will use that land wont spend near enough money to make up the loss. Maybe the The Nature Conservancy should to buy the ROW for the creeper trail which would bring in money year after year.

Lets do some math. I might lie but the math never does.

800 acres x $2000 acre = 1,600,000 (Based on GIS - tax evaluation)

1,600,000 / 100 = 16,000 x .40 county and .03 creston fire = $6880 Tax revenue

To make this up on tourist and hikers at the county sales tax rate of .0300

6880 / .03 = $ 229,333.00 in sales

229,333 / 12 months = $24,944 / month

24,944 / 30 days = $831 / every day

I don't see that many people coming to Ashe county to visit this 800 acre track of land.

Let make one thing perfectly clear. I have no problem with land going into Conservancies. It is smart planning and is a proper use of land. Yes, it takes it off the tax rolls but it is the job of the County Government by way of the Commissioners who we elected to look out for our best interests to figure out how to run OUR County efficiently. If cuts have to happen then they have to happen. If taxes must increase, then they must increase but let us all be sure that pithing from the coffers isn't happening. I'm not against setting aside land but I have no tolerance for money pithing unless it is my own personal money being pithed by me for me.

Maybe they will quit buying lunch for themselves before each meeting at the most expensive spots here in the County, using TAX DOLLARS. How come no one has mentioned that article from the mountain times last week. For some reason it wasn't posted on-line, but it is in the paper

I'm sure that with a little creative think sessions up there on Snob Hill, the Commissioners (notice that they haven't been named Mouth Breathers until they deserve it. Plus, it is Christmas after all) they will find a way somehow to make up the difference. Hopefully they'll just trim a little more out of the programs and services budgets.

It is called sustainable development. For every acre developed we have to conserve land somewhere.

Opinion is high that undeveloped land rights should not be taxed at all.

Let me explain to you how assassin your statement is. Since 1996 approximately 3000 acres has been taken off the tax rolls over in creston for this park. An estimated tax value of this property would be in the neighborhood of 20 million dollars. Do the math of lost tax dollars.
