I know someone who's deed said they owned to the center of a main road tired of paying tax on land he couldn't used he had his land surveyed and split in two parcels. One parcel for the land in the right of way and one for the rest of his land. He made sure to give him self ROW for ingress and egress across the part that fell in the road right of way and then stop paying taxes on that part. The last time I talked to him he said he got a letter from the county about taking the land because the taxes had not been paid on the part that fell in the HWY right of way. He claims that he just let the county take it but since it is in the state ROW they can't sell it because no one will buy it.

I can't say if the whole story is true or not but I have seen the original deed saying that he own to the center of the HWY and I know that he did have it surveyed and split so I assume that the rest of what he told me is true

Ours did not go down, but it should have gone up as the house was under construction at the last big revalue. I **** sure would not sell it for the appraisal.

Based on the economy and the roads, property along on near 221 to Boone should hold its value or go up. Land in the north and the west should go down.

Life - shucks is right, there is basic value for a buildable lot, then a value for raw land. If you live on 20 acres, typically you have a value for the land of which the first buildable subunit has one value and the rest another value.

But we get a tax bill for the road which is bizarre and this is one of the only counties that does that. In the flatlands once DOT takes the ROW, they own it and it's show that way and you are not taxed for it - we received a bill for a 50' by 300' section of road that then tapers to 10' by 200' - I want to set up a toll but NC DOT would just tear it down.

There is also a great deal of unsurveyed land where the deeds were constructed based on cobbling together the old calls from surrounding parcels. Had a relative who had a deed for 60 acres and told them it was 90 based on my walk and based on using modern GIS. They claimed no way - when it was finally surveyed there was 91 acres.

It's an inexact science - in fact with land this rough and the economy so off - it's art, not science. The key is to get the value right compared to your neighbor in the county.

If your neighbor's land is worth twice yours, it does not matter if the valuation is 1,000,000 to your 500,000 or his $100 to your $50.

The key for folks to remember this year is that the County has been running a structural deficit for 7 or so years, and if IRCC, it will take about $1.2 to $1.4 million to close that structural deficit - 3 to 4 cents. You can get that money by ballooning all values the same amount and keeping the rate the same, or by keeping valuations nearly the same and going up - big parcel holders and holders of valuable land profit most from infrequent valuations and just ballooning all values.

The reason I posted, was because my property assessment went down 26%. I do not live in the 221 corridor. When I questioned the large drop, I was told that some assessments went up by 8% on average and some went down 20% on average. We are probably looking at a significant tax increase next year based on the re-evaluations. Hold on to your wallets !

If you live there, then it was most likely appraised as a developed/improved lot with well and septic which increases the valuation as I understand it......

I live on 1/3 acre in the middle of nowhere and those idiots appraised my land at $13,000. I know I am willing to say I am ignorant about a lot....but I am not that ignorant! You would think the tax guy would be more knowledge than that. I just wonder if they are getting a kickback from raising taxes. Just a thought.

What you are missing is the people who appraised your land are county employees. Can you say bias? That's like letting the fox guard your hen house. Most people I know that have land in the area that is being taken by the state for Hwy221 had their values go down but people just outside the same area have seen their values go up.

Land owners went down- homes if purchased recently seems to have stayed the same.
