It is pretty much the same. Especially the hate towards developers. Since dragqueen thinks a small county like ashe should operate like charlotte, I wonder how it would feel if Ashe implemented charlotte-mecklenburg style zoning.

Enforced debt collection may begin immediately upon an account reaching delinquent status. Action for collection may include garnishment of wages; attachment of bank accounts, rental income or income tax refunds; seizure and sale of personal property by the Sheriff's Office; or foreclosure of real estate. The first step in the foreclosure process is advertisement of the delinquent account in The [Raleigh] News & Observer approximately two months after becoming delinquent. This action is required by North Carolina General Statutes. Commencement of any of these actions will result in additional costs and/or fees being added to the unpaid bills.

Maybe we should contact Mecklenburg County and explain to them why they shouldn't sell properties.


"Q. Does Mecklenburg County sell property for failure to pay taxes?
A. Yes. At anytime after taxes become delinquent, the Tax Collector has the authority to file a tax foreclosure action to have the property sold for collection of the delinquent taxes. All persons who have an interest in the property have to be named in the action and served with notice of the pending sale of the property. The taxpayer or any other person can pay the taxes and costs of the action at anytime prior to the sale of the property. This procedure takes from four to six months to complete."

Oh, and legal fees don't get reimbursed. Only the closing costs can be passed on to the buyer. Not the foreclosure work.

Now, go get a list of what properties have unpaid taxes and see what the likelihood of them selling. Also, add up the total of unpaid taxes and see what the amount you want to chase even is. I'll wait for your answers.

County employees are salaried so their time doesn't really enter into the equation. They get paid the same regardless of what they're working on. The only variable would be the legal expenses and advertising expenses which would probably be $3000-$4000 and those costs get reimbursed through the auction proceeds, so any piece of property that sells for $4000 or more should be a break even coming out of the gate. Any that don't break even would be recouped through future property tax collections, which as I recall are currently zero. Once again do the math. If you wanted to be a little more business-like, then only auction properties that you think we sell for more than $4000. You know that teach this stuff in the universities.

The only way I can think of where the county could lose money on a foreclosure is if no one purchased it at auction. The county is currently receiving zero dollars in tax per year on a property so any thing over that is a win and the county has an unlimited life so it has the rest of eternity to recover any expenses associated with the sale through tax receipts on the property. Do the math.
