Krazy, you're off your prescriptions again. There is no requirement to disclose if someone died in a house. Do you know how many houses have had someone die in them? Real estate brokers are required to present a property disclosure form filled out by the seller. There are 3 options for each item. No problem, there is a known problem, and no representation.

Right here is the approved form created by the NC Bar association and the NC Real Estate com.

Krazy I dont know how you dreamed up that a realtor told you that by law he has to tell you if a person died in a house. Thats pure hog wash and there is no such thing.


Realtors are only obligated to disclose material facts about a property and if they are not aware they are not obligated. Remember what Fins told you about digging too deep into a property such as a survey or a inspection?

Ifs trust me a realtor or seller better disclose or they wind up sued. Now a realtor in this county took me to look at a house when I was trying to get the **** away from old Jim. The previous owner had died under the table in the dining room and this realtor stated that by law hewhad to tell me. I am thrilled you know more than a licensed realtor.

Also, if mold is inside a wall, how would a seller know it's there without performing a complete inspection before hand? The state does not require a mold inspection before selling a home.

Krazy, NC is a buyer beware state. You don't have to disclose anything. And most attorneys advice sellers against disclosing anything because of the potential liability.

Krazy a title search by an attorney would have revealed if Rogers property had a legal easement or deeded right of way its that simple nothing complicated about it. But for you it would be and is why you should have hired an attorney.

Krazy, you can't hide lack of access. No deed is ever going to say "this property has no right of way". A deed will however list if there IS a right of way. Sometimes it's listed on an older deed and doesn't get included on a newer deed in a transfer. Especially in something like a foreclosure or bankruptcy auction where the buyer gets a quit claim deed instead of a general warranty deed. So all you have to do go back through all the deed and find if a right of way was ever sold to someone that owned the property. Of course, there is also the issue of a survey which would show if a property connects to a road. Some surveys will show a right of way too, but only if the owner asks for it to me mapped. There is no hiding an access problem.


Now in a property for a commercial use, it can get a little complicated, because that property may have physical access to a road or have a right of way, but those may not be suitable for commercial access. It could be they aren't wide enough, or in some other way not suited to build the driveway needed for things like bus access and trucks. Usually proper due diligence ahead of time will catch this. Sometimes not. Sometimes it can be things like the access is full of rock and construction isn't really viable, but it requires grading to discover this. Or someone may just make a mistake and miss a reason that would make the access functional. Or in the case of a government project, there is the possibility that the property is perfect in every other way and the plan is to use eminent domain to get proper access for commercial use. But all of these possibilities, and the ones I didn't list, are above you level of comprehension and understanding.

Ultimately though, in NC, it is illegal to land lock a property. Neighbors have to give access. The question is what type of access, and in a case of a home that has had someone driving across other land for years, without being stopped, the right of way would easily be established.

Yes fins some access problems are more complicated depending on who wants to hide what. How many houses are infested in black mold, hidden and sold with no disclosure until the buyer either sees it eat through the paint or gets ill??, If you think old Roger or Reeves were honest about anything my bridge is still for sale. I can name names of people who went into Hillview that old Roger was paid to care for by the county or government, yet he with Reeves help took their homes and land from their heirs. I can also tell you that with some he did not get away with it.

Back I thinj that was exactly the problem the school board hit. If a crook wants to hide a problem with property then all the title searches in the world won't turn them up. Kind of like the Gentry cemetery on the Christmas Mt property. I would bet dollars to doughnuts that not a single deed on any lot on that property will tell the buyer that their lot might sit on that cemetery. Now I researched that property of Rogers used to belong to Mack Trivette and there was nothing about it having no right of way into it. I know Mack'had to file bankrupcy and the property wound up in the county's hands and it war auctioned, handled by none other that Jimmy D Reeves and I would also bet it was set up for Roger Greer to get it. My son was also friends with Macks grandson so there is a lot more I can say but I am not going to.

Is that not the same problem they ran into on the original middle school property? Didn't the BOE attorneys think to check and see if the property was landlocked or not before they wasted millions on it?

I doubt 50 title seaches would have shown the problems with that problem. Dog I would not have wanted Roger if he came complete with a gold plated penis. Once again you avoid the truth with personal attacks on me. And as for drugs you and Chendo supposedly know all the drugs my doctors have ever prescribed and that every blood test I have ever had showed no trace of illegal drugs ever. Although with you, fins; and goat anyone dealing with your bs including me could probably use some. Goashe the biggest cause of drug use in Ashe County. A new title to replace the community website title.

Krazy, you weren't going to pay for a title search, so it doesn't matter if you had used Ruth Bader Ginsberg. If there was a land lock problem, it wouldn't have been discovered. Especially since you were doing a contract for deed and no deed would have been drawn up until you paid off the place.

I suggest you remember one thing, opinions are like ****s everyone has one. Your and fins and goats make no nevermind to me at this point. You can't change what was done to me anymore than I can, or anyone else can. If you think I lose sleep over what some think about me or that Christmas Mt or Roger's crap, think again.
