I'm not really sure what you guys are talking about but when it comes to AF/Lifestore, whatever you want to call them, I KNOW they did a lot of illegal stuff when the former clerk was there. He was on their board of trustees and presided over the hearings on foreclosures so I'm pretty sure they never lost a foreclosure case.

No its not sometime after the 10 upset period the clerk confirms and the trustee records a trustees deed in the name of the successful bidder. Which can be assigned.

no, the sale still has to be confirmed by the clerk and there has to be a report of sale filed and sometime after this the deed is transferred. Technically its still in the person's name until all of this happens.

The trustee was right to turn down silver bullion since she represents the interest of the bank. Sliver is not legal currency. It's exchange rate for the US dollar fluctuates daily. A bank could not accept such an offer.

I don't remember the names involved, but there was a recent case from the mortgage crisis foreclosures where the home owner won because no actual money was involved. It was all electronic transfers. But if I remember the case correctly, if the home owner had even written a personal check for anything (down payment, closing costs, etc) he would have lost.
I'm trying to reference something I read about 5 years ago, so unfortunately I don't remember all of the details. The case may have been discussed in the book House of Cards
